A family-office structure in Singapore usually needs several bank accounts, not one: the single family office (SFO) company that manages the money, each fund vehicle it manages (often a variable capital company, or VCC), and frequently a holding company or a trustee in the chain. Each is a separate legal person with its own customer due diligence (CDD) under MAS Notice 626, and two 2026 MAS frameworks now attach explicit banking conditions to family offices and their funds. This page covers the account layer only; SFO and VCC set-up and fund tax incentives are covered on vccfund.com.sg.

Which entities need their own account

Not every family uses every layer.

Entity What it is Account requirement stated by MAS What the bank focuses on
SFO management company Singapore company that manages assets for one family Account with a MAS-licensed bank under the 2026 class exemption Ownership by the family, directors, purpose, expected flows from fund vehicles
Fund vehicle (VCC, company or other) The entity that holds the family's investments Account with a MAS-licensed bank, or for a foreign-incorporated vehicle a regulated bank in a FATF-compliant jurisdiction (MAS FAQs); for new 13O/13U awards, a private banking account Investors (family members), source of wealth, investment mandate
Holding company / personal investment company Intermediate owner of the SFO or fund No family-office-specific rule; ordinary Notice 626 CDD Why the layer exists, who ultimately owns and controls it
Trustee of a family trust Legal owner of shares or assets for beneficiaries No family-office-specific rule; trust-specific CDD Settlor, trustees, protector and beneficiaries

The single family office entity

What it is. From 15 June 2026, MAS provides "a straight through class exemption from licensing for all qualifying SFOs". A qualifying SFO notifies MAS of its operations and files an annual return rather than applying for a fund management licence.

Account requirement. The MAS media release states that qualifying SFOs must "maintain an account with a MAS-licensed bank", and that the annual return contains the total assets under management and "the name of its bank". The MAS FAQs add that the SFO and its fund vehicle(s) must each open and maintain an account with a MAS-licensed bank, that the SFO must be incorporated in Singapore, and that a fund vehicle incorporated overseas may instead bank with a regulated bank in a jurisdiction that meets Financial Action Task Force (FATF) standards. For a bank-account plan, the operative point is timing: the FAQs say the notification to MAS is due within 14 days of commencing operations and must include the bank accounts of the SFO and its investment vehicles, so the SFO should ensure the accounts are opened before it files.

What the bank will ask. The corporate CDD described in corporate accounts: ACRA records, constitution, directors, beneficial owners, signatories and account purpose, plus an understanding of the family's overall wealth.

Professionals involved. A registered corporate service provider (under the Corporate Service Providers Act 2024, in force 9 June 2025, businesses providing the listed corporate services must register with ACRA, subject to stated exemptions), legal counsel on the exemption conditions, an accountant or auditor, and a tax adviser.

Fund vehicles and the 13O/13U private banking condition

What it is. Many SFOs hold investments through a separate fund vehicle that may apply for the section 13O, 13OA or 13U fund tax incentive schemes administered by MAS.

Account requirement. MAS Circular FDD Cir 05/2026 (31 July 2026), paragraph 4.5(c), states that for new awards to SFO funds approved on or after 1 August 2026, the fund "is required to have a private banking account with an MAS-licensed financial institution at the point of application and throughout each basis period". For account planning this means the private banking account must exist before the incentive application, not after award; in a 13U structure the circular treats the condition as met if at least one approved entity owns the account (footnote 31), and funds whose existing award letter has no banking condition must maintain a banking or private banking account with an MAS-licensed financial institution, with a 3-month grace period from 1 August 2026 (Annexes 6B and 7B). The circular does not separately define "private banking account" for this condition, so confirm with the bank and your tax adviser that the account offered qualifies. Award conditions beyond banking, including the full 13O/13U requirements, are covered on vccfund.com.sg; this site does not restate them.

What the bank will ask. Private banking onboarding is where source-of-wealth checks are most detailed (see the private banking section below).

Professionals involved. Tax adviser for the incentive application, fund administrator, and the private bank's relationship and compliance teams.

VCCs: the eligible financial institution and the bank's own CDD

What it is. A VCC is a Singapore corporate structure for investment funds, often used as the fund vehicle of an SFO.

AML/CFT requirement specific to VCCs. Under MAS Notice VCC-N01 (last amended 30 June 2025, effective 1 July 2025), a VCC is "required to appoint an eligible financial institution (EFI) to conduct the necessary checks", including customer due diligence and "maintaining a register of beneficial owners". EFIs must fall within the categories in Appendix 2 of the Notice, such as banks, capital markets services licence holders and licensed trust companies.

What the bank will ask. The EFI checks the VCC's investors and beneficial owners; the bank opening the VCC's account has its own Notice 626 obligations to verify the VCC, its constitution and the natural persons who own or control it. One consistent ownership chart and investor register for the EFI, administrator and bank reduces contradictions.

Professionals involved. Fund manager or the SFO acting as manager, EFI, fund administrator, auditor and legal counsel.

Holding companies, personal investment companies and trusts

What it is. Families often interpose a holding company between themselves and the SFO or fund, or hold shares through a trust.

How MAS frames the risk. The Guidelines to MAS Notice 626 (March 2024 version, paragraph 8-2) list "legal persons or legal arrangements that are personal asset holding vehicles" and ownership structures that appear "unusual or excessively complex" given the business among examples of higher-risk customers. Higher risk is not prohibited; it brings enhanced measures, usually including source of wealth and source of funds.

What the bank will ask. For a holding company, the bank looks through each layer to the natural persons who ultimately own or control it (Notice 626, paragraph 6.14(a)). For a trust, paragraph 6.14(b) requires the bank to identify the settlors, the trustees, the protector (if any) and the beneficiaries. A dated structure chart with a note on why each layer exists answers most first questions.

Professionals involved. Trust company or trustee, lawyers in each jurisdiction where an entity is incorporated, and tax advisers.

Private banking relationships and source of wealth

Private banks set their own entry levels (for example DBS Private Bank "over US$5 million", checked October 2026); these are commercial thresholds, not regulatory ones. Many private banking products are available only to accredited investors, a status under section 4A of the Securities and Futures Act 2001 that individuals must opt into.

Stage What to expect
Source of wealth The ACIP best-practice paper (May 2025) says private banking and wealth management firms "are expected to establish the SoW of all customers and their beneficial owners"
Proportionality MAS Circular AMLD 05/2026 (25 May 2026) asks institutions to focus on material or higher-risk items and avoid repeated rounds of requests without a risk-based reason
Regulatory background On 4 July 2025 MAS imposed composition penalties totalling S$27.45 million on nine financial institutions over AML-related breaches, including that all nine did not detect or adequately follow up on significant discrepancies or red flags that should have cast doubt on some customers' stated sources of wealth

The ACIP paper is an industry document, not a MAS rule. See source of funds and source of wealth for the evidence typically requested.

Sequencing the accounts

Because the 13O/13U condition applies at the point of application, account opening now sits early in the timeline rather than after incorporation is complete.

  1. Incorporate the SFO and fund vehicle and assemble constitutions, controller registers and structure charts.
  2. Prepare one source-of-wealth narrative with supporting evidence.
  3. Open the SFO's operating account with a MAS-licensed bank and the fund vehicle's account (a private banking account where a 13O/13U application is planned).
  4. Notify MAS under the SFO exemption within 14 days of commencing operations, listing the accounts of the SFO and its vehicles as the FAQs require, and record the bank's name for the annual return.
  5. Submit any fund tax incentive application once the private banking account exists.
  6. Complete tax self-certifications for each entity; see CRS and FATCA forms.

No account or tax award is assured, and timelines vary by bank. For worked examples, see six account-opening scenarios.
